Conservation as a basic concept
At Grupo Almud, we take care to design all our projects respecting the particular geography of each place in southern Chile and considering existing roads. This means that each project begins with a field study of its potential, as well as its existing native flora. At Grupo Almud we have a real commitment to nature and that is why all our projects have protected areas, as well as a commitment to reforest the forest with native species from each area and to not completely saturate the properties with excessive land.
This is always with the well-being of nature in mind, since reforestation with natives brings many benefits: it protects the species in the area, reduces erosion, helps with the health of the forests and their resilience capacity, enhances the generation of habitats for wildlife, improves air quality and mitigates the adverse effects of the climate, among others.
Through internal regulations or DRC, our projects seek to sustain and protect the native characteristics of each area, aiming for the least possible impact. And along those same lines, we are looking for people who want to live in harmony with nature and with their neighbors, who know how to enjoy, share and take care of the common areas and protected zones of the projects.
Law 20.930: Establishes the Real Right to Environmental Conservation
On June 10, 2016, Law 20,930 was enacted, which establishes the Real Right of Environmental Conservation, being the first country to adopt this new real right.
This law creates the real right of conservation, which consists of the power to conserve the environmental heritage of a property, or certain attributes or functions of it. It is established freely and voluntarily by the owner of the property, for the benefit of a specific natural or legal person, it is of a real estate nature and distinct from the ownership of the encumbered property, it is transferable, transmissible, unseizable, indivisible and inseparable from the property or part of it, and it can be established on any real estate. It is of indefinite duration, unless the parties agree otherwise.
By virtue of this real right, private organizations and indigenous peoples can declare that they have an area within their property or concession to be conserved for the future, thereby allowing them to enrich priority areas for biodiversity detected in southern Chile, but which are not under protection, that is, under a park, reserve, sanctuary or other formula.
DRC or Real Right to Conservation
The real right of conservation is a real right that consists of the power to conserve the environmental heritage of a property or certain attributes or functions of it.
It is established through a contract between the person or institution that owns the property to be conserved and another natural or legal person. There are unlimited ways to apply a DRC, but this standard focuses on the use of this tool to guarantee conservation in a privately protected area (PPA) in the long term, with a conservation guarantee organization (CGO) as the holder of the right.
Grupo Almud will ensure that all environmental commitments made by the owners of the land in its projects are met. This means respecting the construction standards within the same plots and not intervening in the conservation areas. In these projects, the aim is to generate a lifestyle in harmony with nature and with those around us, be they human, animal or plant neighbors, so respecting environmental agreements is essential.
Within the projects, urban and residential areas are considered, as well as conservation areas for native flora and fauna. In these areas, human intervention will be restricted or null, to ensure the complete protection of biodiversity and environmental heritage.
How do we ensure this? In addition to the internal regulations or DRC, when acquiring the land for the projects, at Grupo Almud these are not subdivided by GPS where we seek to take advantage of each space to put the largest amount of land possible. On the contrary, at Grupo Almud a study is made of the particular characteristics of each place and according to its characteristics the subdivisions are generated.
For example, in our Río La Gloria project, the project consists of 61 plots of land with an area between 5,000 and 10,000 m2 that use 64 hectares, which border a private reserve of native forest of 18 hectares and are bordered by the La Gloria River.
